Been told your spray foam must come out?
A removal company's 'free survey' is usually the start of a sales pitch. Get the independent truth before you spend £3,000–£8,000. Quoted for removal, mortgage flagged, or simply want peace of mind — you'll know exactly where you stand.
Fixed fee from £175 · Reports in 48–72 hours.
No payment required · No obligation · 60 seconds
Independence Guarantee
This inspection is not the start of a sales process.
- No installation — we don't fit foam
- No removal sales — we don't remove foam
- No referrals — no commissions taken
- No upselling — inspection ends with the report
Is this the right service for you?
This service exists for people who need documented independent evidence — not persuasion.
Damp, condensation or workmanship concerns
You've heard spray foam can cause problems but don't know if yours is an issue — or there's a separate damp/condensation worry in the loft. A condition report gives you the facts so you can make an informed decision.

Why this matters right now
The spray foam problem is bigger than most homeowners realise — and it is still growing.
Around 250,000 UK homes have spray foam insulation, installed through government-backed schemes including ECO4 and the Great British Insulation Scheme. Many of those homeowners are only now discovering what that means for their ability to sell, remortgage, or release equity.
75%
of major UK lenders won't lend
A BBC investigation in November 2024 found that three quarters of the UK's biggest mortgage providers — and all equity release lenders surveyed — would not lend against homes with spray foam in the roof.

35%
of inspected homes had defects
In a 2025 survey of over 500 properties, the Property Care Association found that 35% had at least one defect caused by spray foam installation — and 27% of those required re-roofing or re-quilting.

15–20%
potential property value reduction
RICS guidance indicates that properties with spray foam may warrant a valuation reduction of up to 15–20% to reflect the risk and potential cost of remediation — regardless of whether the foam itself has caused damage.

£7k–£20k
charged by rogue removal traders
Trading Standards has reported cases of homeowners being pressured into paying between £7,000 and £20,000 for unnecessary or botched removal work, often following unsolicited cold calls.

Government action is happening — but most homeowners are still unprotected
In March 2026, the HomeOwners Alliance CEO attended a ministerial meeting with Energy Security Minister Martin McCluskey, mortgage lenders, Citizens Advice and the Property Care Association to address the crisis. The government is now pushing lenders to accept properties where correct paperwork exists — but the vast majority of affected homeowners do not have this paperwork.
RICS advises homeowners to obtain independent expertise, commercially separate from the installer and manufacturer, from a qualified professional before making any decisions about spray foam in their property.

Spray Foam Inspection
The complete picture — condition, documentation, and your options
You have spray foam. You need to know exactly what you're dealing with — whether it was installed correctly, whether it's causing damage, what your documentation says, and what your realistic options are. This is the full assessment.
- Full site visit and photographic record
- Foam type identification (open or closed cell)
- Coverage mapping and defect identification
- Eaves, ventilation and airflow assessment
- Moisture and condensation risk indicators
- Timber condition (visual, non-invasive)
- Warranty and certificate documentation review
- Cross-check: what you were sold vs installed
- Comparison against BBA and manufacturer guidance
- Plain-English consumer position summary
- Your options laid out neutrally — never pressured
- Signposting to solicitor or Trading Standards
What you leave with: A professional written report from a named, qualified, independent assessor — with the evidence and context to make a confident decision, or hand directly to a solicitor, lender, or removal company.
Spray Foam Mortgage Problem
Your mortgage has been blocked. Here is what you need next.
Your lender has flagged spray foam. Your sale has stalled or your remortgage has been declined. Before you agree to a removal quote or spend any more money, you need an independent assessment of what the foam actually looks like — and whether removal is genuinely necessary.
- Urgent turnaround — most reports within 48–72 hours
- Full spray foam condition assessment
- Foam type, coverage and installation quality documented
- Timber and moisture risk assessment
- Documentation and warranty review
- Report structured around what lenders and solicitors need
- Clear summary of whether removal appears necessary
- Signposting to next steps if removal is or is not warranted
What you leave with: A structured independent report that gives your solicitor or mortgage broker the documented evidence they need — and tells you clearly whether removal is the only route forward, or whether there are alternatives worth exploring.
Pre-Sale Loft Inspection
Get ahead of problems before they appear in the buyer's survey
You are preparing to sell. The last thing you need is a loft issue surfacing at survey stage — stalling the sale, triggering renegotiations, or collapsing the transaction entirely. This inspection finds it first, so you can deal with it on your terms.
- Full loft condition assessment before listing
- Spray foam identified and assessed if present
- Structural, ventilation and moisture observations
- All issues documented with photographic evidence
- Written report suitable for inclusion in conveyancing file
- Estate agent and solicitor-ready format
- Completed typically within the week
What you leave with: A documented independent inspection report that demonstrates due diligence to buyers, supports your solicitor, and reduces the risk of sale collapse at the survey stage.
Loft Condition Report
A full loft health check — with or without spray foam
No specific concern — you just want to know what's up there. This inspection covers the full loft: structure, insulation, ventilation, moisture levels and any visible defects. If spray foam is found during the inspection, it will be assessed and documented. You may choose to upgrade to a full Spray Foam Inspection at that point.
- Full loft space inspection and photographic record
- Structural observations (rafters, purlins, boarding)
- Insulation type, coverage and condition
- Ventilation and airflow adequacy
- Moisture and condensation indicators
- Visible defects noted and documented
- Written condition report with findings
- Upgrade path to Spray Foam Inspection if foam found
What you leave with: A written loft condition report from an independent, qualified assessor — useful before works, before sale, or simply for peace of mind.
After removal — independent verification
Post-Removal Verification
Removal complete. Confirm the loft is clear and ready for sign-off.
The removal company has finished. You need an independent inspection that confirms the foam has been fully removed, the timber is in acceptable condition, and the loft is left in a state suitable for mortgage applications, sale, or your own records.
- Full visual confirmation foam has been completely removed
- Residue, staining and missed-area check across rafters and timbers
- Timber condition assessment after removal (visual, non-invasive)
- Eaves, ventilation and airflow restored and documented
- Photographic record of the cleared loft space
- Written sign-off report from a named, qualified, independent assessor
- Format suitable for solicitors, lenders and conveyancing files
- No connection to any removal company — fully independent
What you leave with: A written independent verification report confirming the removal has been done properly — ready to share with a solicitor, lender, or buyer.
Post-Removal & Insulation Verification
Removal done and new insulation fitted. One combined independent check.
Foam has been removed and replacement insulation has already been installed. This single combined visit verifies both: that the removal was complete, and that the new insulation has been correctly specified, fitted, and is performing as it should.
- Full post-removal verification of the cleared loft
- Timber and structural condition documented
- Replacement insulation type, depth and coverage assessed
- Installation quality check against current guidance
- Eaves, ventilation and airflow assessment
- Moisture and condensation risk indicators
- Photographic record of removal and new insulation
- Single combined report — more cost-effective than two visits
What you leave with: A combined independent verification report covering both the removal and the replacement insulation — ready for mortgage, sale, or personal records.
For removal companies
Offering independent post-removal verification to your customers builds trust and shortens the path to mortgage or sale sign-off. Jan works with removal companies on a neutral, arms-length basis — never as a subcontractor.

Why are all our reviews on Google?
Simple: Google reviews are the one thing we can't control. We can't edit them, hide them, or choose which ones you see. Every review comes from a verified Google account and is published unedited, in public, where anyone can read it.
We built SprayFoamCheck on independence — no removal arm, no referral fees — so our reviews sit on the one platform where we have no say over what's shown. If a review site let us filter or curate, it wouldn't prove anything.
Still on the fence? Don't take this page's word for it. Read what other homeowners wrote, straight from the source — then decide.
Who Is Behind This
An inspector with no interest in what you do next.
SprayFoamCheck was set up because homeowners kept arriving at the same situation — being told conflicting things about their spray foam by people who had a financial reason to say what they said.
Free inspections that turned into removal quotes. Surveyors flagging foam as a blanket risk without looking at what was actually installed. Homeowners paying thousands to remove insulation that didn't need removing.
We don't install spray foam. We don't remove it. We don't refer you to anyone who does. Our job is to visit your property, assess what's actually there — including a hygrothermal condensation risk calculation based on the installed build-up — and tell you exactly what it means in plain English.
If your spray foam is fine, the report will say so. If there's a problem, you'll know exactly what it is before spending a penny on anything else.
