For estate agents — stop loft surprises collapsing your sales

Independent pre-sale loft reports that protect your sellers, your pipeline, and your commission.

Nearly 1 in 3 agreed sales collapse. Survey findings cause 1 in 5 of those.

When a buyer's surveyor flags the loft — spray foam, damp, blocked ventilation, deteriorating insulation — the seller has already moved on emotionally. The buyer has leverage. You're stuck in the middle of a renegotiation that could have been avoided entirely.

A pre-sale loft inspection commissioned before listing changes everything. The seller knows what's there. Issues get fixed or priced in before the buyer is involved. The sale goes through. You get paid.

    The report

£275 per inspection. On site within 2–3 days. Written report within 48–72 hours. Documents insulation, moisture, timber, ventilation, damp. Includes disclosure recommendations for the Property Information Form.

    The independence

We have no removal arm and no contractor relationships. Our findings cannot be accused of bias by a buyer's solicitor. The report is credible to all parties.

    The referral process

One message or call. We contact the seller directly and arrange access. You receive a copy of the report if the seller consents. No paperwork, no contracts required to start.

    First inspection — free.

For new estate agent partners, we provide the first pre-sale loft inspection at no cost. You see the report quality. Your seller gets an independent assessment. We earn the relationship.

Won't this reduce my seller's asking price?

A problem discovered before listing is priced in honestly. A problem discovered by the buyer's surveyor becomes a renegotiation weapon. The report gives the seller information — what they do with it is their choice. Most sellers use it to make the transaction cleaner.

    Are you RICS qualified?

We're not RICS surveyors and we don't produce building surveys. We're specialist loft assessors — qualified specifically for loft void inspection, timber moisture, ventilation, and insulation condition. We complement RICS surveyors, we don't compete with them.

What if your report finds something serious?

If there's a serious issue, the seller finds out before the buyer does. That's exactly the right time to find out — when there are still options. We report what we find, honestly, and include remediation priority guidance.

Jan was extremely helpful. Talked us through the issues with spray foam very clearly and produced a detailed report with recommendations for next steps. He also followed up with an after sales call, and advised that he was there to help with any further advice that we may need. I would highly recommend.

Why are all our reviews on Google?

Simple: Google reviews are the one thing we can't control. We can't edit them, hide them, or choose which ones you see. Every review comes from a verified Google account and is published unedited, in public, where anyone can read it.

We built SprayFoamCheck on independence — no removal arm, no referral fees — so our reviews sit on the one platform where we have no say over what's shown. If a review site let us filter or curate, it wouldn't prove anything.

Still on the fence? Don't take this page's word for it. Read what other homeowners wrote, straight from the source — then decide.
