What the report is — and what it isn't
It is an independent, photo-referenced record of what is in the roof void, based on a physical inspection by Jan. Foam type where identifiable, coverage, adhesion, ventilation, timber condition and calibrated moisture readings, all documented.
It belongs to the homeowner. They are the paying customer, and it is their evidence to use as they see fit — to remove, to retain, or to renegotiate on price.

Why independence matters here
Most spray foam opinions in this market come from companies that also sell removal. They inspect for free, then quote for the work — so they have a direct financial interest in the answer they give.
This business does no removal and no installation, and takes no referral fees in either direction. Jan has inspected 1,500+ lofts and gets paid the same fixed fee whatever he finds.

What you get out of it

Not a valuation or a structural report
This is not a valuation, not a structural engineer's report, and not expert witness evidence. Where those are needed, Jan will say so.
No referral fees
No referral fees are paid or received, in either direction. There is one fixed fee, paid by the homeowner.
