Was your spray foam installed through a government scheme?
ECO4 and earlier schemes installed spray foam in hundreds of thousands of UK homes. The scheme paperwork tells you what was installed and when. It does not tell you what condition the loft is in now.
An independent inspection records the loft as it is today: foam type, adhesion, ventilation pathways, calibrated timber moisture readings and timestamped photographs of every area accessed.
The report is yours. If the inspection finds no significant problems, you have independent written evidence of that. If it finds problems, you have a documented basis to decide whether to remove, retain or renegotiate — and to share with whoever you choose.
The actual problems spray foam can cause
Blocked ventilation
Foam sealing eaves vents stops cold-roof airflow, creating the conditions for moisture build-up.
Elevated timber moisture
Without airflow, moisture accumulates in rafters. Readings above 20% indicate decay risk.
Hidden timber decay
Foam can hide existing rot or accelerate new decay. A camera-and-meter inspection identifies it.
Questions during a sale or remortgage
Spray foam in a roof void often raises questions when a property is sold or remortgaged, because the timbers beneath it cannot be seen.
