Mechanism one — blocked ventilation
A traditional cold pitched roof is designed to be draughty. Air enters low at the eaves, moves up the slope and leaves high, carrying water vapour out with it.
Spray applied into the eaves closes that entry path. With the low openings sealed, the air in the void stops moving and vapour that used to leave now stays.
This is the single most common installation failing found in UK lofts, and it is entirely a workmanship issue rather than a property of the foam.
Mechanism two — moisture held against timber
Timber tolerates getting damp. What it does not tolerate is staying damp. Decay organisms need sustained elevated moisture content, not an occasional wetting.
Foam sprayed over rafters puts an insulating, often vapour-restricting layer directly against them. If moisture reaches the timber, the drying path is now obstructed.
Whether that is happening in a given roof is measurable. Calibrated moisture readings at accessible timber locations, benchmarked against published PCA thresholds, distinguish a roof that is drying from a roof that is not.
Mechanism three — foam over a failing covering or membrane
Older roofs commonly have bitumen felt beneath the slates or tiles. Felt has a finite life, and once it becomes brittle it tears and lets water past.
Spraying foam onto degraded felt bonds insulation to a layer that is already failing. Water entering above is now behind the foam, invisible and unreachable.
Some installations went straight onto the underside of the slates with no membrane at all, which also prevents slates from being lifted and replaced normally.
Mechanism four — the structure can no longer be inspected
This is why foam appears on survey reports even where nothing visible is wrong. A surveyor cannot report on timber that is buried.
Concealment is not the same as damage, but it does mean the condition is unknown — and unknown is what causes questions during transactions. If that has already happened to you, see spray foam and mortgage or sale problems.
The condensation question
Foam has often been sold as a fix for loft condensation, and that framing is misleading. Condensation is produced by moist air inside the house meeting a cold surface.
Insulating the roof slope moves where the cold surface is. Visible dripping in the void may stop, which looks like a cure to the homeowner.
The moisture itself has not gone anywhere. Where it was previously condensing somewhere visible, it may now be accumulating out of sight against timber, which is a worse position rather than a better one.
Genuine condensation problems are solved by reducing moisture at source, improving extraction and restoring ventilation — not by sealing the roof.
When spray foam is not a problem
Plenty of installations are performing acceptably, and it would be dishonest to pretend otherwise. The circumstances where an installation stands up well are reasonably consistent.
- Eaves and ridge ventilation paths were kept clear, so the roof still breathes as designed.
- The foam was applied over a sound, modern breather membrane rather than degraded bitumen felt.
- Rafters were not buried, or were left sufficiently exposed that timber can still be seen and checked.
- Thickness and adhesion are consistent, with no voids or debonding behind the layer.
- Timber moisture readings at accessible locations sit within normal range, with no staining or decay.
- The buildup was designed as a warm roof, with the moisture path considered rather than accidental.
In those roofs the foam is doing the job it was sold to do. The house is warmer, the timber is dry, and nothing about the installation is causing harm.
What such a homeowner benefits from is not intervention but evidence — an independent written record of the condition, so the position can be shown to a buyer, surveyor or solicitor when it is queried.
Where this leaves a homeowner
Understanding the mechanisms lets you judge the reasoning you are given rather than only the conclusion. If someone recommends work without reference to ventilation, membrane condition or moisture readings, they have skipped the reasoning.
